The Jacksonville Beach City Council unanimously approved rezoning the 100 block of Fifth Avenue North to build first-floor offices and retail space with a second-story rooftop restaurant. The council voted 6-0 to approve the rezoning (2024-8213) at its May 20 meeting. Greg Saig, managing partner of Jax Beach Investment Holdings, requested the rezoning to a Planned Unit Development to facilitate the mixed-use project, which includes improvements to the adjacent Mango property at 602 First St. N. Saig is also part of that ownership group. The property is located in the Jacksonville Beach Central Business District, and construction is expected to start in 2025. Saig, who is involved with Salt Life Food Shack, Harry’s Seafood Bar and Grille, Surfer The Bar, and Casa Reina Taqueria & Tequila in St. Augustine, envisions the first floor housing retail or office space, with a preference for retail. He mentioned in a pre-vote interview that the goal is to find a tenant that complements the restaurant above. Preliminary discussions with a potential tenant are ongoing, but the company name has not been disclosed. The combined space and parking area will cover about 14,000 square feet. Saig has owned the property for over 10 years, waiting for the surrounding business environment to grow enough to support his concept. He believes the time is right to proceed with the project, expressing confidence in Jacksonville’s ongoing transformation. The rooftop restaurant aims to offer a "polished higher-end" dining experience with Tulum and Mediterranean-inspired cuisine, a lounge, and a private member club. The rooftop deck will feature ocean views and fire pits. Saig's confidence in the project is bolstered by growth in Jacksonville Beach’s Central Business District, where he has been involved in planning. He cited the success of nearby businesses, including O-Ku, which opened in February 2022, and other establishments like Lynch’s Irish Pub, V Pizza, and the Margaritaville Hotel. Saig, who entered the hospitality industry right after college, co-founded Harry’s Seafood Bar and Grille at The Jacksonville Landing in 1987. Harry’s now has locations in Gainesville, Ocala, St. Augustine, Lakeland, and Tallahassee.

Rosselle Properties LLC of Atlanta sold the 4.3-acre former Miller Electric Co. headquarters in Riverside for $7.2 million on May 22. The buyer, represented by ProEquity Asset Management Corp. in El Dorado Hills, California, secured an almost $4 million mortgage from Five Star Bank of Rancho Cordova, California. Coldwell Banker Premier Properties agents Eric Maimo, Adam Lanteigne, and Bob Buckmaster, facilitated the transaction, which was a 1031 exchange investment allowing deferred capital gains taxes. The property, fully leased to long-term tenants, attracted ProEquity for its strategic location near Interstates 10 and 95. Rosselle Properties, led by Atlanta investor Paul Mayberry, had acquired the land from MECO Rosselle REI LLC in 2022 for $5.85 million. The site, comprising 58,188 square feet of office and warehouse space, includes properties at 2200, 2230, 2256, 2251, 2310, and 2342 Rosselle St. It features tenants like Sciens Building Solutions and the National Youth Advocate Program. ProEquity's Tyler Sheldon highlighted Jacksonville's favorable real estate dynamics and confirmed this as their first investment in the city. The Jacksonville City Council rezoned the property in 2022 to a Planned Unit Development (PUD), accommodating commercial, retail, residential, and industrial uses to support existing businesses. Miller Electric had pursued the rezoning to unify land use across the parcels, facilitating future development and operational flexibility.

This eagerly anticipated addition is set to be located off Valley Ridge Boulevard on the west side of Nocatee’s Town Center. A New Hub for Shopping and Dining The Marketplace at Nocatee is designed to be much more than just a grocery store. The initial phase of development will feature approximately 64,000 square feet dedicated to retail and other uses. Here’s what you can look forward to: Publix Supermarket: The main attraction, covering a spacious 48,000 square feet. This Publix will include a Publix Liquors and a convenient pharmacy drive-thru. In-line Space and Outparcels: An additional 16,000 square feet will be allocated for various in-line spaces and multiple outparcels, paving the way for a variety of restaurants, shops, and office spaces. Construction Timeline Construction for this exciting project is scheduled to begin in 2025. While it may seem a little far off, the anticipated grand opening in 2027 promises to bring a new level of convenience and enjoyment to Nocatee residents. Expected to start operating in the 2026-27 academic year, this educational facility will be the fifth contribution by The PARC Group, Nocatee's developer, to the St. Johns County School District. This zoning plan, effective from 2024-25, will not affect students in the Nocatee area. The commitment to educational infrastructure in this community is evident, with previous donations such as Pine Island Academy (2021-22), Palm Valley Academy (2018), Valley Ridge Academy (2014), and Ponte Vedra High School (2008). The upcoming K-8 School "RR" is designed to accommodate approximately 1500 students, reflecting Nocatee's dedication to fostering a robust educational environment.
