St. Johns County Schools: What Relocating Families Need to Know

For a lot of families relocating to Northeast Florida, the school question isn't a side consideration, it's the whole reason for the move. St. Johns County consistently ranks among the top-performing districts in Florida, and that reputation is a big part of why the CR 210 corridor, the stretch of St. Johns County growth running from Nocatee through communities like RiverTown, Beacon Lake, Durbin Crossing, and Aberdeen, has become such a magnet for relocating buyers.

But "good schools" is a broad, almost meaningless phrase until you get specific. Here's what actually matters when you're choosing where to live based on schools.

The District Reputation Is Real, But Zoning Is Local

St. Johns County Public Schools has earned its reputation through consistent grades and strong outcomes across the district. That said, a district-wide reputation tells you very little about which elementary, middle, and high school your specific address will feed into. Zoning lines in a fast-growing area like the CR 210 corridor shift as new schools open to relieve overcrowding, and I've seen zone changes split streets that used to feed the same school.

This is exactly why I never tell a client "that neighborhood is zoned for X school" without confirming the specific address first. Boundaries move. A home two streets away from the one you toured last weekend might be zoned somewhere different entirely.

New Schools Are Still Being Built

Because St. Johns County continues to grow so quickly, the district keeps adding capacity. What This Means If Jacksonville Is Also on Your List

If your search extends into Jacksonville proper, keep in mind that falls under Duval County Public Schools, a separate district with its own zoning maps, magnet programs, and school choice application windows. It's not better or worse than St. Johns County, it's just a different system, and comparing the two requires looking at each on its own terms rather than assuming one district's reputation applies to the other.

How to Actually Verify a School Zone

A few steps I walk every relocating family through before they fall in love with a house:

• Confirm the specific address against the current school zone map, not just the neighborhood name
• Ask whether any zone changes are proposed or already approved for the coming school years
• Check whether a new school opening nearby is likely to shift boundaries
• If private school is part of the plan, confirm current tuition, waitlist status, and enrollment cutoffs directly with the school

None of this is complicated, but it's the kind of detail that's easy to skip when you're coordinating a move from a distance.

Handling This from Out of State
