St. Augustine is one of the few places in Northeast Florida where the new-construction-versus-resale question shows up in its purest form. The historic district and surrounding older neighborhoods of St. Augustine offer some of the most character-rich resale homes in the entire region, while the growth areas on the edges of town, closer to the CR 210 corridor and the interstate, are delivering new construction at a pace that rivals anywhere else in St. Johns County. Buyers relocating here often have to decide, sometimes for the first time in their lives, which side of that line they actually want to live on.
What You're Really Buying with New Construction
A new build in or around St. Augustine typically means a builder warranty, modern energy codes, and the ability to select finishes if you get in early enough in the construction timeline. Utility costs tend to run lower thanks to newer HVAC systems, better insulation, and impact windows built to current code. Lot sizes in newer developments are usually smaller than what you'd find on an older resale lot, and mature landscaping is something you'll be growing yourself rather than inheriting.
CDD and HOA fees are also part of the picture in most newer St. Johns County developments, and they should be weighed alongside the purchase price, not treated as an afterthought. I walk every new-construction client through what those assessments cover before they sign anything with a builder.

The tradeoffs are real, though. Older systems (roofs, HVAC, electrical, plumbing) may be approaching the end of their useful life, and insurance costs in Florida are directly tied to the age and condition of those systems, which ties into the broader financial tradeoffs of relocating to Florida that are worth understanding before you fall in love with any specific house. A thorough inspection isn't optional here, it's essential, and I coordinate that process closely with trusted inspectors, so nothing gets missed, especially for clients who can't be on-site for it themselves.
